Spray foam was sold hard for years as a loft improvement. It has since become one of the commonest reasons a sale falls through, because a surveyor cannot see the roof timbers underneath it and a lender will not take the risk. We remove it from properties across Boston and the fen villages.
The two problems it creates
It seals the ventilation path, so moisture that used to move through the loft now sits in it. And it bonds to the rafters and the felt, so the structure cannot be inspected without destroying the foam. A valuer looking at a roof they cannot assess will usually decline rather than guess, and that is where chains break.
How it comes off
Slowly, by hand, and there is no clever shortcut. The foam is cut and scraped off the rafters and the underside of the roof, bagged and taken away. We protect the loft and the route through the house and clear up properly. Once it is off we can finally see the timber that has been hidden, and you get photographs of it.
What we find underneath
Sometimes the felt has been damaged by the foam or had perished anyway, and the honest answer is that the roof wants re-covering. Sometimes the timber is sound and the loft simply needs proper ventilation restored and ordinary insulation laid at joist level. You get a straight answer either way. We would rather lose a re-roof than sell you one you do not need.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Is spray foam really why my sale fell through?
It very often is. Lenders take a cautious line because the roof timbers cannot be inspected under it, and a valuer who cannot see the structure will usually decline rather than take a chance on it.
Could it just be covered over or left alone?
No. The whole problem is that nobody can see through it, so concealing it makes the survey issue worse rather than better. It has to come out.
Will I need a new roof afterwards?
Sometimes, sometimes not at all. Once the foam is off we photograph the timber and the felt and tell you plainly which it is.
How long does it take?
It depends on the size of the loft and how thickly it was sprayed. It is manual work, so you will get a realistic span when we quote rather than an optimistic one.
