Spray foam removal in Spalding
Spray foam in the roof can stall a sale or a remortgage. We strip it out by hand, check the timbers underneath and leave the loft clear for the surveyor.
Spray foam in the loft has a habit of staying invisible until you try to sell the house. Foam was sprayed under a lot of British roofs in the 2000s and 2010s, sold as insulation, and Spalding has its share of them. Those houses are now coming onto the market, and that is usually when the phone rings: a buyer's surveyor has been up the ladder, flagged the foam, and the sale has stalled.
Why surveyors and lenders object to it
Foam sprayed to the underside of a roof, open cell or closed cell, covers the rafters and the felt. A surveyor cannot see the condition of the timbers, and the foam can stop the roof breathing. Because of that, many UK mortgage lenders will not lend on a house with spray foam in the roof until it has been removed. It does not matter how sound the roof might be: if the surveyor cannot see the timbers, they cannot report on them.
What removal involves
We strip the foam from the rafters, the felt and the timbers by hand, then check the wood underneath for damp and rot, because foam is very good at hiding both. Everything we find is photographed, so you see the state of your own roof timbers rather than taking anybody's word for it. The loft is left clear, so a surveyor can get their head through the hatch and actually see the roof structure. That is the whole aim of the job: a loft that can be inspected.
Sorted before it costs you the sale
Most people who ring about spray foam in Spalding are partway through a sale, a purchase or a remortgage, and the clock is running. So we keep the process simple. You ring 01406 704369 or send the form, we call you back, and we come out and look at the loft. We photograph what is up there, explain plainly what removing it involves, and put the price in writing. The price quoted is the price paid, the work is guaranteed for five or ten years depending on the work, and we carry public liability and employer's liability insurance on every job. Being based in Spalding, getting out to look at a loft here is no trouble, and the quote and the completed work are both put in writing, so there is a clear record of what was found and what was done.

What people say
In their words, not ours
One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Amazing roof repair everything finished to a high standard, good communication and reasonable priced would definetly recommend.

Spray Foam Removal in Spalding: common questions
Can I still sell my house in Spalding if the loft has spray foam?
It is harder, because many UK mortgage lenders will not lend on a home with spray foam in the roof until it has been removed, and a buyer's surveyor is likely to flag it. That is why most people deal with the foam when selling, buying or remortgaging. We come and look for free, and you get the removal price in writing before you decide anything.
What does spray foam removal cost in Spalding?
It turns on how big the loft is, which type of foam went in and how thickly it was applied, so we will not put a number on it unseen. The look is free, the quote arrives in writing, and the figure on that quote is the figure you pay.
What happens if you find rot under the foam in my Spalding loft?
We photograph it and show you, the same as everything else we find, and explain plainly what it means. Checking the timbers for damp and rot is part of the removal, because the foam hides their condition. Any further work would be explained and priced separately in writing, with no pressure to go ahead.
What record do I get once the foam is out of my Spalding roof?
Photographs and paperwork. We photograph what we found and the work itself, the quote and the completed work are put in writing, and the loft is left clear so a surveyor can see the roof structure with their own eyes.
