Cavity wall insulation works where the wall suits it. On an exposed elevation with driving rain hitting it year after year, it can bridge the cavity it was meant to fill and carry water from the outer leaf to the inner one. What it looks like from inside
Damp patches that appear on the weather side of the house and get worse after driving rain. Cold spots and mould in corners. A tide line low on a wall that has nothing to do with rising damp. How extraction is done
Holes are drilled in a pattern through the mortar joints of the outer leaf and the old material is drawn out under vacuum. It is dusty, methodical work. The cavity is checked once it is clear, and the holes are made good in matching mortar so the wall is not left looking punched full of dots.
Finding what is really wetting the wall
Extraction alone is half a job if water is still getting into the outer leaf, and in this part of the county the usual culprits are above the wall rather than in it. Overflowing or split gutters soaking one strip of brickwork. A cracked downpipe. Failed pointing on an exposed gable. Lead at a roof abutment that has let go. That is our trade, so we look at all of it while we are there and tell you what is actually feeding the damp.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

How do I know the insulation is causing it?
From inside you often cannot. Damp that follows the weather side of the house and worsens after driving rain is the classic pattern, but we check the gutters, pointing and roof details too, because they cause the same symptoms and cost far less to fix.
Will the brickwork be left marked?
The drill holes go through the mortar joints and are made good in matching mortar. From normal viewing distance a finished job should not stand out.
Should the cavity be refilled afterwards?
Not automatically, and not on a wall that has just demonstrated it is too exposed for it. We will talk through what is sensible for your property rather than assume it has to go back.
Can you sort the gutters at the same time?
Yes, and it is usually the part that actually stops the damp. Overflowing gutters and failed lead put far more water into a wall than most people realise.
