Extensions, garages, dormers and porches across Boston and the fen villages were mostly felted a long time ago, and old felt has a finite life whether or not it has started leaking. We strip and re-cover flat roofs across PE21 and PE22.

Why exposure matters on a flat roof

Open fen ground gives a flat roof no shelter at all. Wind gets under a lifted edge and peels it, and the constant movement works at every upstand and corner. Add ultraviolet making old felt brittle and the failures concentrate exactly where the roof has to flex: the joint against the wall, the corners, and the drip edge.

EPDM rubber or torch-on felt

EPDM goes down as a single sheet across the field of the roof, so on a normal domestic extension there is no seam in the middle to fail, and it stays flexible when it is cold instead of going brittle. Torch-on is a layered system bonded down with a gas torch and finished with a mineral surfaced cap sheet, and it suits a roof cut about with upstands and details. We fit both. On one job we took a fibreglass roof back to new boarding and finished it in EPDM; on another we re-decked a summer house roof and built it up in torch-on felt.

The deck comes first

A new covering over soft boarding is money wasted. Where the deck has gone we replace it in new boarding, and we tell you that when we quote rather than as an extra once the old felt is off and you have no choice in the matter.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Flat Roofing in Boston: common questions

Can my flat roof be patched?

Sometimes, and we will say so when it is true. If the felt has gone brittle across the whole roof a patch simply moves the next split along, and we would rather tell you that than sell you the same job twice.

Which lasts longer, EPDM or felt?

Both last a long time laid properly on a sound deck. EPDM suits a simple rectangle because it goes on in one piece; torch-on suits a roof with lots of upstands and details. The roof decides, not us.

Water sits on my flat roof after rain. Is that normal?

A little for a short while is normal. A permanent pond is not, and it usually means the fall was never right or the deck has begun to sag. We will tell you which, with photographs.

Do you do garage and outbuilding roofs?

Yes, and a lot of them. We re-roofed a timber garage in concrete tile and re-covered the summer house flat roof beside it in torch-on felt on the same visit.
