Wyberton, slate to Redland 49
The old slate came off the main roof and the lower elevation together. The roof was re-felted with a breathable membrane and re-battened in treated timber, then covered in Redland 49 concrete tile. The ridge and hips were dry fixed rather than bedded in mortar. One of the two chimney stacks was redundant, so it was dismantled and the roof closed and tiled over the opening; the other was re-leaded from scratch. New fascias, soffits and a deep flow guttering system went on while the scaffold was up.
Swineshead, and why the rafters mattered
An old clay pantile roof on a brick cottage. Once the tiles were off it was clear the structure underneath had gone, so the roof was rebuilt on new rafters before anything else happened. A new covering laid over tired timber inherits every problem that timber has, and it is the one part you cannot go back and correct later without stripping the roof a second time. It was finished in Redland 49 with new lead valleys, and new fascias, soffits, gutter and downpipe.
What you should expect from a quote
A re-roof quote should tell you what is happening to the membrane, the battens, the ridge, the verges, the lead and the rainwater goods, not just what tile is going on. One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Can I see a re-roof you have actually finished near Boston?

How do I know if my roof needs new rafters?
You usually cannot tell until the covering is off, which is why we say so honestly rather than promise it will not be needed. At Swineshead it was; on plenty of other roofs the timber is perfectly sound and stays.
Why dry ridge instead of mortar?
Because mortar is what fails on exposed fen roofs. It cracks, water gets behind it and frost finishes it. A mechanically fixed ridge has nothing up there to wash out, so you are not paying to repoint it in a few winters.
Do I have to move out?
No. It is noisy and there is scaffolding up, but the house stays livable and the roof is never left open to the weather overnight.
