Our buyer's lender has refused because of spray foam. What now?
Many lenders want it removed before they will lend. We strip it by hand, check and photograph the timbers, and confirm the finished job in writing, which gives the surveyor a roof they can actually inspect.
What if the timbers under the foam are rotten?
Nobody knows until the foam is off. We check the timbers as they are uncovered and photograph what we find. Anything needing attention is priced separately, in writing, before it is done.
Will removal guarantee the lender says yes?
That is the lender's surveyor's decision, not ours. What we can give them is a roof they can see, with photographs and written confirmation of the work.
