Spray foam removal in Sleaford

Spray foam stripped from lofts by hand, so a surveyor can see the roof structure again. Free quotes in writing.

  • Sleaford, Lincolnshire

If spray foam has been found in the loft of your Sleaford house, it was probably found at the worst possible moment: a survey during a sale, or a remortgage valuation. Many UK mortgage lenders will not lend on a home with spray foam under the roof until it is removed, so a loft nobody had thought about in years is suddenly standing between you and moving day. Removing the foam properly is the way through.

Why the foam causes trouble

Spray foam, open or closed cell, is applied to the underside of the roof inside the loft. Once it is on, nobody can see the rafters, the felt or the timbers behind it, and the roof cannot breathe as it should. A surveyor who cannot see the roof structure cannot pass comment on it, so they flag it and the lender steps back. It makes no difference how sound the roof might be underneath: while the foam hides it, it cannot be checked.

What removal involves

We strip the foam from the rafters, felt and timbers by hand, working through the loft until the structure is clear. As the timbers are uncovered we check them for damp or rot, photograph what we find so you can see it for yourself, and leave the loft clear so a surveyor can actually see the roof. The quote and the completed work are put in writing, and what was found is on record in the photographs.

Foam in Sleaford lofts

Sleaford's housing runs from stone and brick older buildings near the town centre to the newer estates on its edges, and lofts of every age had foam sprayed into them through the 2000s and 2010s. Those houses are now coming to market, which is usually when the foam is discovered. We cover Sleaford and the NG34 area for spray foam removal.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Spray Foam Removal in Sleaford: common questions

The buyer's surveyor has flagged spray foam in my Sleaford loft. What happens now?

The usual answer is removal. Many lenders will not lend while the foam is covering the roof timbers, so we strip it out by hand, check the timbers underneath for damp or rot, and leave the loft clear so the surveyor can see the roof structure properly. The quote and the completed work go in writing, and what we found is photographed.

What does spray foam removal cost in Sleaford?

It depends on the size of the loft, the type of foam and how thickly it was applied, so we will not guess a figure over the phone. We come and look for free, explain what your loft needs, and give you the price in writing. The price quoted is the price paid.

Can I sell my Sleaford house without removing the spray foam?

Some sales manage it, but many lenders decline to lend on a home with spray foam in the roof until it is gone, so buyers who need a mortgage can struggle to get one. Clearing the loft removes that obstacle. We will look for free and tell you honestly what is involved before you decide anything.

Will stripping the foam out damage the roof of my Sleaford house?

The work is done by hand for exactly that reason: no machinery tearing at the rafters, just the foam coming off the timbers piece by piece. If the felt or timber underneath turns out to need attention, we photograph it, show you, and put a price in writing before anything more is done.
