Roof inspections in Boston

Most people find out about their roof at the worst possible moment. An inspection moves that forward: you see what is up there before it becomes an emergency, and you get it in writing. We inspect roofs across Boston, PE21 and PE22.

What gets looked at

The covering, for slipped and cracked tiles and old repairs that were never right. The ridge and verges, and whether the mortar has reached the end. Every lead detail: chimney soakers, step flashing, apron, back gutter, valleys and abutments. The eaves, where felt perishes out of sight. Gutters, downpipes and outlets. And any flat roof on an extension or outbuilding, which is often where the real trouble is.

What exposure does over time

Roofs here age differently from sheltered ones. Constant wind works at verges and ridge, driving rain finds any lead that has lifted, and salt-laden air off the wash is harder on fixings than inland air is. An inspection here is worth doing on a roof that looks fine from the street, because the parts that go first are the parts you cannot see from it.

What you get

Photographs taken on the roof, not from the pavement, and a plain written summary separating what is sound, what wants watching and what genuinely needs doing. If the roof is fine and has years left, that is what the report says. An inspection that always finds work is not an inspection.

Surveys, buying and selling

Homebuyer surveys are cautious by design and often say a roofing contractor should take a further look, which on its own helps nobody. This is that look: specific, photographed and costed, so you can take it into a negotiation. If you are the one selling, it is worth knowing in advance what a buyer's surveyor is going to find, because a problem you have already priced is a far weaker bargaining chip against you than one discovered at the last minute.
