A chimney stands above the roof and takes everything the fen weather has, which is why so many leaks in Boston houses turn out to start at the stack rather than in the tiles. We repair, relead and rebuild chimneys across PE21 and PE22.
Three different jobs
Repointing is for a stack whose brickwork is sound but whose joints have washed out. Releading is for a stack that is fine in itself but whose flashing has cracked, lifted or was never dressed in properly. A rebuild is for a stack that has moved, or whose bricks are spalling and crumbling, and it means taking it down to a sound course and building it back. Telling you which of the three you need, with photographs, is most of the value of the visit.
Lead the way it should be
A chimney is flashed with a set of parts that each have a job: soakers between the tiles, step flashing up the sides, an apron at the front and a back gutter behind. Miss one, or run a bead of mastic where lead should be, and water comes in. We fit the whole set in lead, dressed to the profile of the tiles actually on your roof. On the Wyberton re-roof the remaining stack was re-leaded from scratch exactly that way.
Redundant stacks
If the fireplace went out thirty years ago the stack may be doing nothing except collecting weather and costing money. Taking it down and roofing over the opening ends the maintenance permanently. That is what we did with one of the two stacks at Wyberton: dismantled, closed and tiled through, and you would not know from the street that it had ever been there.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

The brickwork looks fine but the chimney leaks. How?
Almost always the lead. Cracked flashing, a missing back gutter or mastic used where lead belongs will all let water down beside a stack that looks perfectly sound from the ground.
Can you take a chimney down completely?
If it is redundant, yes. We did exactly that at Wyberton: one of two stacks dismantled, the opening closed and the roof tiled through. It removes the upkeep for good.
Does the stack need scaffolding?
Usually, for anything beyond the smallest repair, because working safely at a stack means proper access. We will tell you when we quote so it is in the price rather than a surprise.
What about pots and cowls on an unused flue?
We fit them as part of the work. Capping an unused flue properly, while keeping it ventilated, keeps rain out without trapping damp inside the stack.
