Chimney Repairs & Rebuilds

Repointing, rebuilds and chimney removals.

Chimneys catch more weather than any other part of a house. They stand above the ridge, take the wind and rain from every direction, and the mortar and lead around them give out long before the roof does. We repair, rebuild and remove chimneys across south Lincolnshire, and we sort the leadwork that so often turns out to be the real source of a "chimney leak".

What our chimney service includes

Repointing

Raking out the failed mortar joints and repointing the stack, so rain stops soaking through the brickwork into the loft.

Rebuilds

When a stack is leaning, spalled or shaken loose, repointing is lipstick. We take the damaged courses down and rebuild them sound. We have taken a chimney down and rebuilt it for one customer, and renewed the leadwork around another that was letting water in.

Take-downs and removals

A disused chimney can be removed and the roof made good over it, tidier than maintaining a stack nobody uses.

Lead flashing around chimneys

Soakers, step flashing, aprons and back gutters form the seal between stack and roof. We renew them in new lead when they have failed.

The way we do it

  1. You call or message, then we ring back and book a visit.
  2. We get up and inspect the stack, taking photographs, because nobody can see their own chimney properly from the ground.
  3. You get an honest verdict, repoint, rebuild or remove, with the pictures to back it up and no pushing.
  4. The quote is written and fixed: it will not grow between acceptance and invoice.
  5. We schedule the work and tell you in advance when scaffolding and materials arrive.

Leadwork done properly

Around chimneys we fit new lead soakers, step flashing, aprons and back gutters rather than reusing metal that has already split once. Mortar fillets and sealant beads are how chimney leaks come back; lead is how they stay fixed.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

How much does chimney repointing cost?

It hangs on the size of the stack, the access and how far the mortar has gone, so we price it by looking, not guessing. The look is free and the quote arrives in writing with a figure that stays put.

Should my chimney be repointed or rebuilt?

If the bricks are sound and only the joints have failed, repointing is enough. If the stack is leaning or the brick faces are blowing apart, a rebuild is the honest fix. We photograph yours and show you which you are dealing with.

Can you remove a chimney I no longer use?

Yes. We take redundant stacks down and make the roof good over the opening, so there is one less thing up there to maintain and to leak.

Why does my chimney leak when it rains?

Often it is not the chimney at all but the lead around it: soakers, step flashing or the back gutter behind the stack. Failed mortar joints are the other usual suspect. An inspection with photographs tells you which.

Will chimney work need scaffolding?

Chimney work usually needs proper access, and where scaffolding is required we arrange it and tell you exactly when it is going up and coming down before the job starts.
