Spray foam removal in Holbeach

If a survey has flagged spray foam in your loft, we strip it out by hand and leave the roof structure open to view.

  • Holbeach, Lincolnshire

Spray foam in a loft tends to come to light at the worst possible moment: when the house is being sold and the buyer's survey flags it. Surveyors flag foam because it hides the roof timbers and stops the roof breathing, and many UK mortgage lenders will not lend on a home with spray foam in the roof until it has been removed. If that news has just landed on you, this is the service that deals with it.

Why surveyors and lenders object

Foam sprayed to the underside of a roof, open cell or closed cell, covers the rafters and the felt completely. Nobody can tell whether the timber underneath is sound, damp or rotting, and the roof can no longer breathe as it was built to. A surveyor who cannot see the structure cannot vouch for it, so the report flags the foam and the mortgage stalls. The roof itself may be perfectly sound. The trouble is that nobody can see it.

How the foam comes out

We strip the foam from the rafters, the felt and the timbers by hand, working through the loft until the structure is clear. As it comes away we check the timber underneath for damp and rot and photograph what we find, good or bad. The loft is left clear, so the next surveyor through the hatch can actually see the roof and judge it on its condition.

Foam lofts in Holbeach are reaching the market

Holbeach has a good stock of older brick cottages, and when one changes hands the buyer's survey goes over everything, the loft included. Lofts that were foam-insulated in the 2000s and 2010s are now selling on with the rest of the house, and the upgrade that once seemed sensible becomes the thing holding up the sale. Holbeach sits right on the A17 and right on our doorstep, so coming out to look is the easy part.

Photographed, explained, priced in writing

Clearing a loft in Holbeach starts the same way as every job we take on. You ring 01406 704369 or send the form, we call you back and come out for a look. We photograph what we find, explain plainly what removal involves, and put the price in writing. The price quoted is the price paid, the work is guaranteed for five or ten years depending on the work, and we carry public liability and employer's liability insurance on every job. What was found and what was done are photographed and recorded in writing, which is the kind of plain paperwork a nervous house sale needs.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Spray Foam Removal in Holbeach: common questions

Can I sell my house in Holbeach if there is spray foam in the loft?

You can, but many mortgage lenders will not lend on a home with spray foam in the roof until it has been removed, which narrows the field to buyers who do not need a mortgage. Taking the foam out and leaving the loft clear to view is the way to open the sale back up.

What does spray foam removal cost in Holbeach?

It depends entirely on the size of the loft and how much foam is up there, so we will not guess at a figure. We come and look for free, the price comes in writing, and the price quoted is the price paid.

Will you check the roof timbers in my Holbeach loft once the foam is off?

Yes. Checking the timbers for damp and rot as the foam comes away is part of the job, and we photograph what we find so you can see the condition for yourself. If the timber is sound we will say so plainly.

What record will I have for the buyer of my Holbeach house?

The loft is photographed as we find it and as we leave it, and the quote and the completed work are put in writing. The loft is left clear, so any surveyor can see the roof structure with their own eyes.
