Spray Foam Removal

Spray foam insulation stripped from roof timbers.

Spray foam insulation under a roof often only becomes a problem when the house goes on the market. A surveyor lifts the loft hatch, sees foam on the underside of the roof and flags it, because the foam hides the condition of the timbers and stops the roof breathing. Many UK mortgage lenders will not lend on a home with spray foam in the roof until it has been removed. We remove it, by hand and properly, across south Lincolnshire.

Why spray foam holds up a sale

Open or closed cell foam sprayed on to the underside of a roof bonds to the rafters and the felt. Once it is on, nobody can see whether the timbers behind it are dry and sound, and the roof can no longer breathe as it should. Surveyors flag it for exactly that reason, and until the loft is clear a lender has no way to be satisfied about the roof. That is why people search for spray foam removal: usually when selling, buying or remortgaging, and usually with a deadline attached.

What removal involves

Removal is hand work, not a quick scrape. The foam is stripped from the rafters, the felt and the timbers piece by piece, and as the structure is uncovered we check the wood for damp and rot. Whatever is under there, good or bad, is photographed. When we leave, the loft is clear, so a surveyor can actually see the roof structure, which is the whole point of the job.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Can I sell my house if the loft has spray foam insulation?

Many mortgage lenders decline to lend on a home with spray foam in the roof, so a sale can stall at the survey stage. Removing the foam and leaving the loft clear is what lets a surveyor see the roof again. We come and look for free, explain what is involved and put the price in writing.

How much does spray foam removal cost in Lincolnshire?

Do you remove both open cell and closed cell spray foam?

Yes. Either type is stripped by hand from the rafters, felt and timbers so the loft is left clear. We will tell you at the visit which type you have and what removing it will involve.

Will you check the roof timbers under the foam?

Yes. As the foam comes off we check the timbers for damp and rot and photograph what we find, good or bad, and nothing is dressed up or played down. If anything needs attention you get a separate quote for it in writing.
