Garage and extension flat roofs.

Garages, extensions and porches mostly wear flat roofs, and a tired flat roof is one of the most common jobs we are asked to look at. We replace and repair flat roofs across south Lincolnshire, including rubber flat roofs, and we finish them so they shed water and stay watertight instead of ponding and peeling.

Rubber flat roofs

Rubber is our usual recommendation for garages and extensions: a clean, modern covering laid over a properly prepared deck. One rubber roof in our gallery was finished with a lantern rooflight, which turned a dark room below into a bright one.

Garage roofs

Garage roofs are often the oldest covering on the property and the first to fail. We strip the worn-out layers and re-cover the deck, making good any boards that have gone spongy underneath. One customer had us replace the main roof of the house and sort the garage flat roof as part of the same job.

Extension flat roofs

An extension roof has rooms and plaster directly beneath it, so it has to be right. We re-cover these with the falls corrected where water has been sitting, and we check the deck before anything goes down, because a new covering over a rotten board is a job done twice.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

How much does a flat roof replacement cost?

No two flat roofs price the same: size, the state of the deck and the covering all matter. We survey it for free, then give you a fixed written quote, and the quote holds.

Is a rubber roof better than felt?

For most garages and extensions we think rubber is the better modern option, which is why we recommend it so often. We will look at your roof and give you a straight answer for your situation.

Can you fit a lantern rooflight in a flat roof?

Yes. We have finished a rubber flat roof with a lantern rooflight, and it makes a big difference to the light in the room below. Ask about it at the survey and we will include it in the written quote.

My flat roof is ponding water. Does it need replacing?

Standing water usually means the falls are wrong or the deck has sagged, and we can only tell which by getting up there. If a repair will sort it, we quote for a repair, not a replacement.

How long will the new flat roof last?

We guarantee our flat roofing for 10 years, and we build it to go well beyond that. The written guarantee is yours to keep with the paperwork.
