Cavity wall insulation removal in Spalding

Damp patches and cold spots after cavity wall insulation usually mean the fill has failed. We drill it out so the cavity can do its job again.

  • Spalding, Lincolnshire

A cavity wall works by keeping a gap between the two skins of brickwork, so the weather stays on the outside. When cavity wall insulation is badly installed or gets wet, that gap stops being a gap. The fill can slump and bridge the cavity, carrying moisture from the outer wall to the inner one, and the first anyone knows about it is a damp patch that no amount of redecorating will shift.

The signs it has failed

Damp patches that come back after every repaint, cold spots on inside walls, mould gathering in the corners of rooms: these are the usual giveaways that the fill in the cavity has got wet or slumped. None of them proves it on its own, which is why we look and photograph before anyone talks about work.

The cavity-wall era in Spalding

Spalding's big interwar and postwar bungalow estates are exactly the age of building this affects. They were built with cavity walls, and plenty have had insulation blown into the cavity in the years since. When one of those bungalows goes up for sale, a damp problem or a surveyor's question about the insulation can hold the whole thing up, which is why removal is so often looked into by people in the middle of selling, buying or remortgaging.

What removal involves

Removal means extracting the material from the cavity: the fill is drilled out and removed from the wall, so the cavity is open again and can do its job of keeping the inner skin dry. It deals with the cause of the damp rather than the stain on the wallpaper, which is only ever the symptom.

Looked at first, priced in writing

You ring 01406 704369 or send the form and we call you back. We come out, look at the walls inside and out, photograph what we find and explain in plain words what is going on and what taking the insulation out involves. The quote is free and in writing, the price quoted is the price paid, and the work is guaranteed for five or ten years depending on the work, with public liability and employer's liability insurance on every job. And if we think the damp is not the insulation at all, we say so before any work starts, because drilling the fill out of a wall that does not need it helps nobody in Spalding or anywhere else.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Cavity Wall Insulation Removal in Spalding: common questions

How do I know if the cavity wall insulation in my Spalding house has failed?

The usual signs are damp patches on inside walls, cold spots that never warm up and mould in the corners of rooms. None of them is proof on its own, so we come out for free, look at the walls, photograph what we find and tell you plainly whether the insulation looks like the cause.

What is the cost of removing cavity wall insulation in Spalding?

Every house is different: how much fill is in the walls, what state it is in and how the house is built all change the job, so we do not guess at a figure. We look for free and put the price in writing, and that written price is exactly what you pay.

Will taking the insulation out cure the damp in my Spalding home?

If the fill is bridging the cavity and carrying moisture across, removing it takes that bridge away and lets the wall dry out, though drying takes time. If we think the damp is coming from somewhere else, we tell you that before any work starts rather than selling you a removal that will not fix it.

What record of the work will I have for my Spalding house sale?

Photographs of what we found and of the work, plus the quote and the completed job in writing. If a buyer or their surveyor asks what was done to the walls, you have a clear written record and the pictures to show them.
