Re-roofing and new roofs in Market Deeping

Full re-roofs across the Deepings, stripped to the rafters and rebuilt with a breathable membrane, treated battens and a covering chosen to suit the building.

  • Market Deeping, Lincolnshire

Replacing a roof is a decision worth making on evidence rather than on a quote through the door. Some roofs in the Deepings are genuinely finished. Plenty of others have another decade in them and need repair, ridge work and their gutters sorting instead. We will tell you which yours is and quote for the honest answer.

What tells you a roof is done

  • Repairs recurring every winter in a different place each time
  • Tiles crumbling or delaminating right across a slope
  • Battens soft, so tiles keep slipping however often they are re-set
  • Felt perished at the eaves, letting water in behind the gutter
  • Daylight visible through the boarding from inside the loft

Getting the covering right for the building

This matters more in Market Deeping than on a modern estate. On a stone property or anything near the market place, the covering has to sit right with the walls, and a conservation area or a listed building narrows the choice further. On the newer housing towards Deeping St James it is usually a question of matching the street and satisfying whatever the deeds require. Either way we go through the options and the costs before a single pallet is ordered.

How the build goes

The old covering comes off to the rafters. Any rotten timber is replaced rather than covered over, then a breathable membrane and treated battens go on and the new covering is set out from the eaves so the courses finish properly at the ridge. Ridge and verge are fixed mechanically as a dry system, which is what stops the mortar problem coming back. You are told when the scaffolding, the skip and the materials arrive, the price quoted is the price paid, and a new roof carries a ten year guarantee.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Re-Roofing & New Roofs in Market Deeping: common questions

We are in the conservation area. Does that change things?

It can change what covering is acceptable, so it is worth establishing before anything is ordered. We will raise it at the quote if your property is affected rather than let it surface halfway through.

Can you re-roof in winter?

Yes, with an eye on the forecast. A roof is never left open to the weather overnight, and we would rather lose a day to rain than rush a slope that is going to be up there for decades.

What happens if you find rotten timber underneath?

You are shown it and told what it adds before it is done. Nothing gets covered over quietly, and nothing gets added to the bill without your say-so first.

Is scaffolding included in the price?

Everything the job needs is set out in the written quote, so there is no separate bill appearing later. The price quoted is the price paid.
