Chimney repairs and rebuilds in Sleaford

Repointing, rebuilds, take-downs and lead work around the stack, with photographs of what we find and a free written price.

  • Sleaford, Lincolnshire

Your chimney takes more weather than any other part of the house. It stands above the ridge line with no shelter, catching wind, rain and frost from every side, so the mortar and lead up there fail years before the rest of the roof. Around Sleaford, with its stone and brick older buildings and its newer estates, there are plenty of stacks quietly getting on in years.

Repointing and repairs

Frost gets into soft mortar joints and blows them apart a little more each winter. Repointing catches the stack before loose brick and cement start coming down the roof. We rake out the failed joints and repoint properly, and because you cannot see your own chimney from the ground, we photograph its condition and show you before we talk about any work.

Rebuilds and take-downs

Some stacks are past pointing. We take chimneys down and rebuild them, and where a redundant stack is doing nothing but letting water in, we remove it altogether and make good the roof. One customer had a chimney taken down and rebuilt from the shoulders up; another had theirs repaired with complete new lead work around the base. Both got the same thing first: an honest opinion on whether the stack needed rebuilding at all.

The lead around the stack

Half the "chimney leaks" we look at are really lead failures where the stack meets the tiles. We renew soakers, step flashing, aprons and back gutters, the same details we fitted around the chimney on our photographed re-roof project. Get the lead right and a sound stack stays dry for a very long time.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Chimney Repairs & Rebuilds in Sleaford: common questions

What does chimney repointing cost?

It varies with the size of the stack, the state of the joints and the access needed, so we price it by looking rather than guessing. The look is free, the price arrives in writing, and it does not change once you have it.

Can you take a chimney away completely?

Yes. If a stack is redundant and causing trouble, we take it down, remove it and make good the roof where it stood. We have taken chimneys down to rebuild them and to remove them, and we will tell you plainly which your stack calls for.

Will chimney work in Sleaford need scaffolding?

Often, because a chimney sits at the highest and most awkward point of the roof. If the job needs it, we arrange it as part of the work and you are told when it is arriving, along with the skip and materials where those apply.

Is the lead flashing part of the job?

Yes, and it is frequently the real culprit. We renew soakers, step flashing, aprons and back gutters around stacks, so the joint between chimney and roof is watertight, not just the brickwork above it.
