Spray foam was sold hard for years as a loft upgrade. It has since become one of the commonest reasons a sale falls through, because a surveyor cannot see the roof timbers underneath it and a lender will not lend on what nobody can inspect. We remove it from properties across Stamford and PE9.
The two problems it creates
It seals the ventilation path, so moisture that used to move through the loft now sits in it. And it bonds to the rafters and the felt, so the structure cannot be assessed without destroying the foam. A valuer looking at a roof they cannot assess will usually decline rather than guess.
Worse on an old roof
On a period property the stakes are higher. Historic roof timbers are exactly what a buyer's surveyor most wants to see, and they are also the timbers least able to cope with trapped moisture. Foam sprayed onto the underside of an old roof hides the one thing everybody needs to look at and creates the conditions that damage it. Getting it off is worth doing for the building, not only for the sale.
How it comes out
Slowly and by hand. The foam is cut and scraped off the rafters and the underside of the roof, bagged and taken away. There is no clever shortcut. We protect the loft and the route through the house, clear up properly, and photograph the timber once it is visible again.
What comes next
Sometimes the felt has been damaged or had perished anyway and the roof wants re-covering. Sometimes the timber is sound and the loft simply needs ventilation restored and ordinary insulation at joist level. Is spray foam really stopping my sale?
