Three jobs, not one
Repointing suits a stack whose masonry is sound but whose joints have washed out. Releading suits a stack that is fine in itself but whose flashing has cracked, lifted or was never dressed properly. A rebuild is for a stack that has moved or whose stone or brick is spalling, and means taking it down to a sound course and rebuilding. Telling you which of the three you need, with photographs, is most of the value of the visit.
Lime mortar, and why it matters here
Much of Stamford is soft limestone laid in lime mortar, and repointing that in modern cement does real harm. Cement is harder than the stone around it, so instead of the mortar taking the wear the stone does, and it traps moisture that used to escape through the joint. On a building like that, lime is not a nicety, it is the correct material. We will say when a stack needs lime rather than reaching for whatever is in the van.
Lead, as a full set
A chimney is flashed with parts that each do a job: soakers between the tiles, step flashing up the sides, an apron at the front, a back gutter behind. Miss one, or use mastic where lead belongs, and water comes in. We fit the whole set in lead, dressed to the covering actually on your roof.
Listed buildings and consent
On a listed building, altering or removing a stack will normally need consent, and rebuilding one is expected to match what was there. We will tell you what we think applies and point you at the conservation officer. Where the work is beyond us we say so. Five or ten year guarantee, insured throughout.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Should my chimney be repointed in lime or cement?
On soft limestone or old brick with lime mortar, lime. Cement is harder than the stone, so the stone wears instead of the joint, and moisture gets trapped. We will tell you which your building wants.
The brickwork looks fine but it leaks. Why?
Usually the lead rather than the masonry. Cracked flashing, a missing back gutter or mastic where lead should be will all let water down beside a stack that looks perfectly sound.
Can I have a redundant stack taken down?
On an unlisted building, often yes: it comes down to a sound level, the opening is closed and the roof tiled through. On a listed building expect to need consent, and expect the answer to sometimes be no.
Will the work need scaffolding?
For anything beyond a small repair, normally yes, because working safely at a stack means proper access. It goes in the quote rather than appearing later.
