What a re-roof involves
The old covering comes off completely, back to the rafters. A breathable membrane goes on, the roof is re-battened throughout in treated timber, and the new covering is laid from the eaves up. Membrane and battens are what nobody sees and what decides how long the roof lasts, which is exactly why they are the first thing trimmed on a cheap quote.
Where planning comes into it
This is the service where Stamford differs most from anywhere else we work. Replacing like for like usually needs no permission, but inside the conservation area, or on a listed building, changing a roof covering can need consent, and a stone slate roof will normally be expected to stay a stone slate roof. We will tell you what we think applies and point you at the conservation officer rather than let you commission a roof that has to come back off. We fit dry ridge and dry verge as standard, mechanically fixed rather than mortar bedded, so there is nothing up there to crack and repoint later. On one job the old slate came off a main roof and lower elevation together, a redundant chimney stack was taken down and roofed over, and new fascias, soffits and deep flow guttering went on in the same visit.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Do I need permission to re-roof in the conservation area?
Often you do if the covering is changing, and on a listed building the bar is higher again. Like for like is usually simpler. We will tell you what we think applies and send you to the conservation officer rather than guess on your behalf.
Can I replace a stone slate roof with something cheaper?
On a listed building or in the conservation area, usually not, and you should expect to be asked to keep it in stone slate. We would rather set that expectation now than after you have had a quote you cannot use.
Why dry ridge instead of mortar?
Because mortar cracks, water gets behind it and frost finishes it, and then you are paying to repoint the thing you just paid to build. A mechanically fixed ridge has nothing up there to wash out.
Do I have to move out during a re-roof?
No. It is noisy and there is scaffolding up, but the house stays livable and the roof is never left open to the weather overnight.
