Spray foam removal in Grantham

Spray foam stripped from lofts so surveyors can see the roof and lenders can lend. Free written quotes.

  • Grantham, Lincolnshire

Spray foam in the loft has a way of surfacing at the worst possible moment: when a house is being sold or remortgaged. Surveyors flag it, and many UK mortgage lenders will not lend on a home with foam under the roof until it has been taken out. Grantham has a busy property market, from Victorian terraces near the centre to the big modern estates, and when one of those houses changes hands, the survey is often where the foam first comes to light. We cover Grantham and the villages around it, NG31 to NG33, for spray foam removal.

Why the foam holds up a mortgage

Foam sprayed to the underside of a roof, open cell or closed cell, hides the rafters and the felt so nobody can see what condition they are in, and it can stop the roof breathing. A surveyor who cannot see the timbers cannot vouch for them, so the report flags the foam, the lender holds back, and the sale or the remortgage stalls until the loft is cleared.

What removal involves

We strip the foam from the rafters, the felt and the timbers by hand, working through the loft until the roof structure is clear. As the foam comes off we check the timbers underneath for damp or rot and photograph what we find, good or bad. When we leave, the loft is clear and a surveyor can stand where we stood and see the roof for themselves.

Plain words and a written price

Ring 01406 704369 or send the form and we will call you back. If nobody picks up we are on a roof, so leave a message. We come out, look in the loft, photograph the foam and explain plainly what removal involves for your roof. The price comes in writing, the price quoted is the price paid, and there is no pressure while a sale hangs on the outcome. The work carries our five or ten year guarantee, we hold public liability and employer's liability insurance on every job, and both the quote and the completed work are put in writing, with photographs of what was found. If a survey on a Grantham house has just landed with foam on it, ring us and we will talk you through what happens next.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Spray Foam Removal in Grantham: common questions

Can I sell my Grantham house with spray foam in the loft?

Some buyers will take a house on with foam in place, but many mortgage lenders will not lend until it has been removed, so in practice a sale often cannot move until the loft is clear. If a survey has flagged foam, ring us on 01406 704369 and we will come and look.

How much does spray foam removal cost in Grantham?

It depends on the size of the loft, the type of foam and how thickly it was applied, so we will not guess a figure without seeing it. The visit and the quote are free, the price comes in writing, and the price quoted is the price paid.

What happens to the roof timbers once the foam is off my Grantham loft?

We check them for damp or rot as the foam comes away, photograph what we find and explain what, if anything, needs attention. The loft is left clear so a surveyor can see the roof structure for themselves.

Will a lender accept the removal work on a Grantham home?

What a lender accepts is their decision, so we will not promise on their behalf. What you will have from us is a written quote, the completed work in writing and photographs of the loft and what was found, so nobody is left guessing at what was done.
