What gets checked

A period roof has more places to go wrong and more of them out of sight: valleys between ranges, abutments against a neighbour's stone wall, parapets, and lead that may have been up there a very long time. It also costs more to put right once it has been leaking for two years. That combination is what makes an inspection worth having on a building that looks perfectly fine from the pavement.

Photographs taken on the roof rather than from the ground, and a plain written summary separating what is sound, what wants watching and what genuinely needs doing. Where something falls outside what we do, such as heritage stone slate work, the report says so and says who should look at it. If the roof is fine and has years left, that is what it says.
Buying, selling and surveys
Homebuyer surveys routinely recommend that a roofing contractor takes a further look, which on its own helps nobody. This is that look: specific, photographed and costed, so you can take it into a negotiation with a number attached rather than a worry. If you are the one selling, knowing in advance what a buyer's surveyor will find is worth having, because a problem you have already priced is a much weaker lever against you than one that appears late in a chain.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Only if there is some. Plenty of inspections end with the roof being sound, and we would rather say so and be the people you ring in five or ten years.
