How extraction is done
Holes are drilled in a pattern through the mortar joints of the outer leaf and the old material drawn out under vacuum. The cavity is checked once clear and the holes made good in matching mortar, which on a stone or lime-mortared wall means matching properly rather than filling with grey cement.

Extraction alone is half a job if water is still getting in, and the usual culprits sit above the wall: overflowing or split gutters, a cracked downpipe, failed pointing, lead at a roof abutment that has let go. One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

How do I know if my house even has cavity walls?
A lot of older Stamford property is solid wall and has no cavity at all. We will establish that before anything else, because if there is no cavity then cavity insulation is not your problem and no one should be quoting to extract it.
How can I tell the insulation is the cause?
From inside you often cannot. Damp following the weather side of the house and worsening after driving rain is the classic pattern, but we check gutters, pointing and roof details too, because they cause the same symptoms far more cheaply.
Will the drilling mark old stonework?
Not if it goes through mortar joints and is made good in matching mortar. On a lime-mortared wall matching properly matters, and grey cement patches on old stone are exactly what we avoid.
Should the cavity be refilled afterwards?
Not automatically, and not into a wall that has just proved too exposed for it. We will talk through what is sensible rather than assume it goes back.
