Spray foam was sold hard for years as a loft upgrade. It has since become one of the most common reasons a house will not sell or remortgage, because lenders and surveyors cannot see the timber it is stuck to. We remove it from roofs across Peterborough.
Why it causes so much trouble
Foam sprayed onto the underside of a roof does two things nobody wanted. It seals the ventilation path, so moisture that used to move through the loft now sits in it. And it glues itself to the rafters and the felt, so a surveyor cannot inspect the structure without destroying the foam. Faced with a roof they cannot see, a lender's valuer will often decline rather than guess, and that is where sales collapse.
How the removal works
It is slow, dirty, manual work and there is no clever shortcut. The foam is cut and scraped off the rafters and the underside of the roof, bagged and taken away. We protect the loft and the route through the house, and we clear up properly afterwards. Once it is off we can see the timber that has been hidden, and we will tell you honestly what condition it is in, with photographs.
What comes after
Sometimes the felt underneath has been damaged by the foam or has perished anyway, and the honest answer is that the roof wants re-covering. Sometimes it is sound and the loft simply needs proper ventilation and ordinary insulation laid at joist level. You will get a straight answer either way, and we will not pretend a re-roof is needed if it is not.

Is spray foam really stopping my house selling?
It very often is. Lenders take a cautious view because the roof timbers cannot be inspected underneath it, and a valuer who cannot see the structure will usually decline rather than take a chance.
Can it just be left and covered over?
No. The problem is that it cannot be seen through, so hiding it makes the survey problem worse rather than better. It has to come off.
