What a re-roof actually involves
The old covering comes off completely, back to the rafters. A breathable membrane goes on, the roof is re-battened throughout in treated timber, and the new covering is laid from the eaves up. The membrane and battens are the part nobody ever sees and the part that decides how long the finished roof lasts, which is exactly why they are the first thing cut on a cheap quote.
Ridges and verges fixed down, not bedded
We fit dry ridge and dry verge systems as standard on a re-roof: mechanically fixed with clips and screws rather than bedded in mortar. Mortar cracks, water gets behind it, frost finishes it, and in a few winters you are paying someone to repoint the thing you just paid to have built. There is nothing to repoint on a dry system.
The work behind the tiles
A re-roof is the moment to do everything else that needs scaffolding, because doing it later means paying for the scaffold twice. That usually means re-leading the chimney from scratch with new soakers, step flashing, apron and back gutter, and replacing fascias, soffits and guttering while access is up. On one of our jobs the old slate came off a main roof and lower elevation together, one redundant chimney stack was taken down and roofed over, and new deep flow guttering went on in the same visit.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

How long does a re-roof take?
It depends on the size and the weather, and we will give you a realistic span rather than a flattering one when we quote. We also tell you when the scaffolding, skip and materials are arriving so the week is not a mystery.
Do I need to move out?
No. It is noisy and there is scaffolding up, but the house stays livable throughout and the roof is never left open to the weather overnight.
Tile or slate?
Usually whatever suits the building and the street. Concrete interlocking tile is the workhorse on Peterborough estates; slate suits the older terraces. We will show you what the neighbours have and explain the cost difference honestly.
Will the new roof need planning permission?
Replacing like for like normally does not. Changing the covering materially, or working on a listed building or in a conservation area, can do, and we will flag it rather than let you find out afterwards.
