Repoint, relead or rebuild

Three different jobs and they are not interchangeable. Repointing suits a stack whose brickwork is sound but whose joints have washed out. Releading suits a stack that is fine in itself but whose flashing has cracked, lifted or was never dressed properly in the first place. A rebuild is for a stack that has moved, where the brickwork is spalling or the whole thing is leaning, and it means taking it down to a sound course and building it back up. Lead, done as lead should be

A chimney is flashed with a set of parts that each do a job: soakers between the tiles, step flashing up the sides, an apron at the front and a back gutter behind. Where one of those is missing, or where somebody has run a bead of mastic instead, water gets in. We fit the full set in lead, dressed to the profile of the tiles that are actually on your roof.

Shared stacks on the terraces

Peterborough has streets of Victorian terraces where one stack serves two houses, and that changes the job. Work on half a chimney is rarely sensible, so it is worth a conversation with the neighbour before anything starts. Redundant stacks

If the fireplace has been gone for thirty years the stack may be doing nothing but collecting weather and cost. Taking it down and roofing over the opening removes the problem permanently. One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Chimney Repairs & Rebuilds in Peterborough: common questions

My chimney is leaking but the brickwork looks fine. Why?

Nine times in ten it is the lead rather than the bricks. Cracked flashing, a missing back gutter or mastic where lead should be will all let water down beside the stack while the chimney itself looks perfectly sound.

The stack is shared with next door. Can you still work on it?

Yes, and it is usually much better done as one job. We will explain the work to both households and quote it clearly so each of you can see the share you are being asked to pay.

Can I just have the chimney taken down?

If it is redundant, often yes. It comes down to a sound level, the opening is closed and the roof is tiled through, and that ends the maintenance on it for good.

Do you fit chimney pots and cowls?

Yes, as part of the work. If a flue is unused, capping it properly while keeping it ventilated stops rain getting in without trapping damp in the stack.
