Flat roof repair or replacement?
A leak at one edge does not automatically mean the whole roof has failed. If the surrounding covering and deck are sound, a local repair may be suitable. If felt is brittle across the roof, joints keep opening or the boarding has softened, replacing the affected roof may be the better option. We explain which applies to yours, with photographs.

EPDM rubber and torch-on felt
We fit both systems and recommend one to suit the roof's layout and condition:
- EPDM rubber: a flexible covering that can cover many straightforward domestic roofs in one sheet, reducing joints across the main surface.
- Torch-on felt: a layered covering with a mineral-finished top sheet, with particular attention to corners, upstands and roof edges.

What we check beneath and around the covering
New waterproofing needs a sound base. We check for soft decking, look at how water reaches the outlet or gutter, and inspect the junction where the roof meets a wall. We explain any need for replacement boarding in the proposed work. An edge or wall junction needs a proper weathering detail, not just another layer of sealant over a recurring leak.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Flat Roofing in Peterborough: common questions
How long should a flat roof last?
A properly laid EPDM or torch-on system on a sound deck should give you decades, not years. What shortens it is almost always the deck underneath or a badly formed upstand, which is why we look at both before quoting.
Can my flat roof be patched instead of replaced?
Sometimes, and we will say so when it is true. If the felt has gone brittle across the whole roof then a patch just moves the next split along, and we would rather tell you that than sell you two jobs.
EPDM or felt, which is better?
Neither, in the abstract. EPDM suits a simple rectangular extension because it goes on in one piece. Torch-on suits a roof full of upstands and awkward details. The roof decides.
There is water sitting on my flat roof. Is that a problem?
A little after heavy rain is normal; a permanent pond is not, and it usually means a fall that was never right or a deck that has started to sag. We will tell you which, with photographs.
