Why old felt fails

Traditional built-up felt goes brittle with age and ultraviolet, then splits at the very places it is asked to move: upstands, corners and the joint where the flat roof meets the wall. Ponding water finds those splits. By the time it shows on a ceiling the deck underneath has usually been wet for a while, which is why we lift a corner and look rather than quote from the ground.

EPDM rubber and torch-on felt

EPDM rubber goes down as a single sheet across the field of the roof, so on most domestic extensions there is no seam in the middle to fail, and it stays flexible in cold weather rather than going brittle. Torch-on felt is a layered system bonded down with a gas torch and finished with a mineral surfaced cap sheet, and it is a strong choice where the roof is cut about with upstands and details. We fit both and will tell you which suits your roof rather than which suits our week. On one job we took a tired fibreglass roof back to new boarding and finished it in EPDM; on another we re-decked a summer house roof and built it up in torch-on felt.

The deck matters as much as the covering

A new covering over soft boarding is money thrown away. Where the deck has gone we replace it in new boarding before anything else happens, and we tell you if that is needed when we quote, not as an extra once the old felt is off and you have no choice.

Where flat roofs meet everything else

The junction between a flat roof and a wall or a pitched roof is where these jobs are won or lost. The covering is carried up the abutment and dressed in behind, not stopped at the edge and sealed with mastic. Mastic is a repair with a countdown on it. One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Flat Roofing in Peterborough: common questions

How long should a flat roof last?

A properly laid EPDM or torch-on system on a sound deck should give you decades, not years. What shortens it is almost always the deck underneath or a badly formed upstand, which is why we look at both before quoting.

Can my flat roof be patched instead of replaced?

Sometimes, and we will say so when it is true. If the felt has gone brittle across the whole roof then a patch just moves the next split along, and we would rather tell you that than sell you two jobs.

EPDM or felt, which is better?

Neither, in the abstract. EPDM suits a simple rectangular extension because it goes on in one piece. Torch-on suits a roof full of upstands and awkward details. The roof decides.

There is water sitting on my flat roof. Is that a problem?

A little after heavy rain is normal; a permanent pond is not, and it usually means a fall that was never right or a deck that has started to sag. We will tell you which, with photographs.
