Flat roofing in Market Deeping

Extension, garage and dormer roofs rebuilt with proper falls, so the water leaves the roof instead of sitting on it.

  • Market Deeping, Lincolnshire

A flat roof should not be flat. It should fall gently towards an outlet, and the ones that fail are almost always the ones that do not. Water sits, the sun works on it, the seams go, and it comes through the ceiling of the extension below.

Why they fail faster around here

The Deepings add two things to the usual list. The tree cover along the Welland drops leaf litter onto low roofs all autumn, and a layer of wet debris holds water on the surface long after the rain has stopped even where the fall is adequate. Damp low-lying ground near the river keeps moss and algae going year round on north-facing decks. Both shorten the life of a covering that would otherwise be fine.

What we look at, and in what order

  • Where the water is actually sitting, and where it is supposed to go
  • Whether the deck underneath is still sound or has gone soft
  • The upstands and the joint where the roof meets the house wall
  • The outlet and whether it can cope with what lands on it
  • Overhanging growth that is going to keep filling the roof

Rebuilt to drain, then covered

Falls are built back in with firrings, soft decking is replaced, upstands and edge trims are formed properly, and the outlet goes where the water wants to run. Only then does the covering go on, in the system that suits the roof, and we will explain the choices rather than name one and leave it there. What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Flat Roofing in Market Deeping: common questions

There is always water sitting on my extension roof. Is that normal?

No. Standing water a day after the rain has stopped means the fall is wrong or the outlet is blocked, and it is the single biggest reason flat roofs fail early. It is worth looking at before the covering gives up.

Will you sort the overhanging branches too?

We will tell you which growth is going to keep filling the roof so it can be dealt with, because a new covering under the same tree will fill with the same debris.

Can you re-cover without taking the old one off?

Occasionally, where the deck is sound and the falls are right. More often it hides a soft deck and the new roof fails from underneath, so we check first and tell you honestly which applies.

Do you work on dormers as well as garages?

Yes. Dormer tops, garage roofs, porches and rear extensions across Market Deeping and the rest of PE6.
