Chimney repairs and rebuilds in Newark

Repointing, releading and full rebuilds, including the shared stacks on Newark terraces.

  • Newark, Nottinghamshire

Chimneys take more weather than anything else on a house. They stand proud of the roof, they are built of mortar that was old when the boiler was new, and they are the single commonest source of a leak nobody can find. We repair and rebuild chimneys across Newark-on-Trent and the villages.

Three jobs, not one

Repointing suits a stack with sound brickwork and washed-out joints. Releading suits a stack that is fine in itself but whose flashing has cracked, lifted or was never dressed in properly. A rebuild is for a stack that has moved, or whose bricks are spalling, and means taking it down to a sound course and building it back up. Working out which of the three you actually need, and showing you why in photographs, is most of the value of the visit.

Lead, fitted as a full set

A chimney is flashed with parts that each have a job: soakers between the tiles, step flashing up the sides, an apron at the front, a back gutter behind. Leave one out, or run mastic where lead belongs, and water comes in. We fit the whole set in lead, dressed to the tile profile actually on your roof. On one re-roof we re-leaded a stack from scratch that way while dismantling a second, redundant one.

Shared stacks on the older streets

Newark has terraces where one stack serves two houses, and that changes things. Working on half a chimney is rarely sensible, so it is worth talking to the neighbour before anything starts. We are happy to explain the work to both households and quote it so each side can see exactly what they are being asked to pay for.

Redundant stacks

If the fireplace has been gone for decades the stack may be collecting weather and nothing else. Taking it down and roofing over the opening ends the upkeep for good, and done properly you would never know from the street that it had been there. Five or ten year guarantee, insured throughout.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Chimney Repairs & Rebuilds in Newark: common questions

The brickwork looks sound but the chimney leaks. How?

Nine times in ten it is the lead rather than the bricks. Cracked flashing, a missing back gutter, or mastic used where lead should be will all let water down beside a stack that looks perfectly fine from the ground.

The stack is shared with next door. Can you still do it?

Yes, and it is far better done as one job. We will explain the work to both households and quote it clearly so each of you can see your share.

Can a chimney just be removed?

If it is redundant, usually yes. It comes down to a sound level, the opening is closed and the roof tiled through, which ends the maintenance on it permanently.

Will the work need scaffolding?

For anything beyond the smallest repair, normally yes, because working safely at a stack means proper access. It goes in the quote rather than appearing later as an extra.
