Almost everyone who rings us about spray foam says a version of the same thing: it was fitted years ago by a company that no longer exists, and the guarantee they were given is worth nothing. The paperwork problem

Foam was often sold with a long guarantee and an impressive certificate. When the installer has since dissolved, that paper protects nobody, and it does not answer the only question a lender actually asks, which is what condition the roof timbers are in. No surveyor can answer that through a layer of foam, so the valuation stalls regardless of what your certificate says.

Why nobody can see past it

Foam bonds to the rafters and the felt. It also seals the ventilation path, so moisture that used to leave through the loft now stays in it, which is why the timber underneath is occasionally worse than anyone expected. Neither problem is visible until it comes off.

People ask which they have. Closed cell is denser, harder and generally more stubborn to remove; open cell is softer and comes away more readily. Cut and scraped by hand, bagged and taken away, with the loft and the route through the house protected and cleared up properly afterwards. There is no shortcut worth having, and anyone offering to dissolve it or seal over it is selling you a second problem on top of the first.

What we find, and what we say about it

Sometimes the felt has been damaged by the foam or had perished anyway, and the honest answer is that the roof wants re-covering. Sometimes the timber is perfectly sound and the loft simply needs its ventilation restored and ordinary insulation laid at joist level, which is a far cheaper ending than most people brace for. We photograph the timber once it is visible and tell you straight which it is. We would rather lose a re-roof than sell you one you do not need. One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Is spray foam really why my buyer pulled out?

It very often is. Lenders take a cautious view because the timbers cannot be inspected under it, and a valuer who cannot see the structure will usually decline rather than take a chance.

Can it be left and covered over instead?

No. The whole problem is that nobody can see through it, so concealing it makes the survey issue worse. It has to come out.

Will I need a new roof after it is removed?

Sometimes, sometimes not at all. Once the foam is off we photograph the timber and the felt and tell you plainly which it is.

How long will it take?

It depends on the loft size and how thickly it was applied. It is manual work throughout, so you get a realistic span in the quote rather than an optimistic one.
