Re-roofing and new roofs in Grimsby

Full re-roofs specified for a coastal town, stripped to the rafters and rebuilt with fixings chosen to survive salt air.

  • Grimsby, Lincolnshire

A new roof this close to the estuary is only as good as the metal in it. Get the covering right and the fixings wrong and you have bought yourself the same slipped slates again in a decade, on a roof you have just paid to replace.

When the roof has actually finished

  • Slates slipping across the whole roof rather than in one spot, because the nails have gone generally
  • Repairs every winter, each in a different place
  • Battens soft, so nothing stays where it is put
  • Felt perished at the eaves, letting water in behind the gutter
  • Slates delaminating and flaking rather than simply loose

Specified for salt and wind

The old covering comes off to the rafters, rotten timber is replaced, then a breathable membrane and treated battens go on, and the covering is fixed with materials appropriate to a coastal roof rather than whatever is standard inland. Ridge and verge are fixed mechanically as a dry system, and on an exposed gable that is not an upsell: mortar on an edge that takes the full weight of a Humber wind is the detail that fails first. Clipping on the exposed slope is worth discussing for the same reason.

What you are told

Once the quote is agreed you know when the scaffolding goes up and when the skip and materials arrive. Anything found under the old covering is shown to you and priced before it is done. The price quoted is the price paid, and a new roof carries a ten year guarantee.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Re-Roofing & New Roofs in Grimsby: common questions

Does it really matter which nails are used?

Near the coast it matters more than almost anything else. The covering will outlast the fixings if the fixings are wrong, and you will be paying for slipped slates on a roof that is otherwise nearly new.

Is a dry ridge worth it here?

On an exposed gable, yes, and we would say so even if you only wanted the roof recovered. Mortar on an edge taking wind off open water is the part that goes first.

How long does a re-roof take?

Days rather than weeks for a typical house, weather permitting. We will not open a slope we cannot make watertight before the end of the day.

What if you find rot underneath?

You are shown it and told what it adds before it is done. Nothing is covered over and nothing is added without your agreement.
