Re-roofing and new roofs in Scunthorpe

Full re-roofs on estate housing that has reached the end, stripped to the rafters and rebuilt with a breathable membrane, treated battens and dry-fixed ridge and verge.

  • Scunthorpe, Lincolnshire

There is a point at which repairing a 1960s concrete tile roof stops being good value, and it arrives for whole streets at roughly the same time. Recognising it is most of the job; the rest is doing the replacement properly.

The signs it has arrived

  • Tiles breaking as they are handled, so every repair creates the next one
  • Surface shed to the point where tiles have lost their profile
  • Ridge and verge mortar failing along the whole length rather than in spots
  • Felt perished at the eaves so water runs behind the gutter
  • Battens soft, which is why tiles keep slipping wherever they are re-set

What replacing it properly involves

Off to the rafters, and this is the moment to check the timber underneath, which on a roof that has been holding waterlogged tiles for years is worth doing carefully. Anything rotten is replaced rather than covered over. Then a breathable membrane, treated battens and the new covering, set out from the eaves so the courses land correctly at the ridge. Ridge and verge go on as a mechanically fixed dry system, so the mortar problem does not simply restart. A modern covering is also lighter than waterlogged concrete, which the roof structure will not object to.

Doing the whole job at once

On these houses the fascias, soffits and guttering are usually the same age as the roof and in the same state. Doing them while the scaffolding is up is cheaper than doing them separately in two years, and we will price it both ways so you can choose rather than be sold. You are told when the scaffolding, skip and materials arrive, the price quoted is the price paid, and a new roof carries a ten year guarantee.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Re-Roofing & New Roofs in Scunthorpe: common questions

Should I do the fascias and gutters at the same time?

It is usually the cheaper way round, because the scaffolding is already there and they are generally the same age as the roof. We will quote it both ways rather than bundle it and hope you do not notice.

Will a new roof be lighter than the old one?

Generally yes, because old concrete tiles absorb a lot of water. It is one of the reasons a tired roof of this type starts to sag between the rafters.

How long does a re-roof take?

Days rather than weeks for a typical estate house, weather permitting. You will get a realistic answer at the quote.

Do I need to move out?

No. The work is outside and above you. It is noisy while the old covering comes off and we will tell you which days those are.
