Re-roofing and new roofs in Lincoln

Full re-roofs across the city, stripped to the rafters and rebuilt with a breathable membrane, treated battens and a covering that suits the building and its permissions.

  • Lincoln, Lincolnshire

A re-roof in Lincoln has a question attached to it that most towns do not ask: what are you allowed to put back. Getting that answered before anything is ordered is the difference between a straightforward job and an expensive argument.

Permissions before pallets

A like-for-like replacement usually needs no permission. Changing the covering on a listed building, or on a property in the conservation area that covers much of uphill Lincoln, is a different matter, and so is anything visible from the street in a sensitive setting. We establish which applies to your property at the quote stage. Nobody benefits from finding out halfway through.

When the roof has genuinely finished

  • Repairs coming round every winter in a new place
  • Slates delaminating across whole slopes rather than in patches
  • Nails corroded through, so slates slip however often they are re-fixed
  • Battens soft, and felt perished at the eaves
  • A roof line dipping visibly between the rafters

How it is rebuilt

Off to the rafters, rotten timber replaced rather than covered, then a breathable membrane, treated battens and the agreed covering set out from the eaves so the courses land properly at the ridge. On a terrace we deal with the party wall and the shared stack properly as part of the job, because that junction is where a new roof most often fails early. You are told when the scaffolding, skip and materials arrive, the price quoted is the price paid, and a new roof carries a ten year guarantee.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Re-Roofing & New Roofs in Lincoln: common questions

We are in the conservation area. Can we change the covering?

Sometimes, and sometimes only like for like. It depends on the property and how visible the roof is. We will find out what applies to yours before anything is ordered.

Can you re-roof half a terrace?

Yes, and it is common. The detail at the party wall and the shared stack is the part that matters, and doing it properly is what stops water tracking in from next door afterwards.

Scaffolding on a narrow street. Is that a problem?

It needs planning and sometimes a permit, and we will tell you what is involved at the quote. It is a normal part of working in an older city rather than an obstacle.

How long will it take?

Days rather than weeks for a typical house, depending on size, pitch and weather. You will get a realistic answer at the quote rather than an optimistic one.
