That last one is the giveaway. Damp high on the wall usually means water is getting in at the upstand or behind a failed trim, not through the middle of the roof, and re-covering the field of the roof will not touch it.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

There are rust marks down my wall under the roof edge. Is that serious?

It means the trim or its fixings are corroding, which is worth catching. The staining is cosmetic; what it tells you about the perimeter is not.

Why did the last flat roof only last a few years?

Very often because standard trims and fixings were used on a coastal roof. The covering may still be sound while the metal holding it down has gone, which is why we specify differently here.

The damp is at the top of the wall, not the ceiling. Same problem?

Usually the upstand where the roof meets the wall rather than the roof itself. Re-covering without correcting that detail leaves the damp exactly where it is.
