What the job actually is
The old covering comes off completely, back to the rafters. A breathable membrane goes on, the roof is re-battened throughout in treated timber, and the new covering is laid from the eaves up. Membrane and battens are the parts nobody ever sees and the parts that decide how long the roof lasts, which is precisely why they are what gets trimmed on a cheap quote.
When the timber underneath has gone
Occasionally the covering comes off and the structure below is not fit to take a new one. On one of our jobs the pantiles came off a brick cottage and the roof was rebuilt on new rafters before anything else happened, because a new covering over tired timber inherits every fault that timber has, and it is the one part you cannot correct later without stripping the roof twice. We would rather find that out and tell you than lay a good roof on a bad frame.
Ridge, verge and everything the scaffold reaches
We fit dry ridge and dry verge as standard: mechanically fixed rather than bedded in mortar, so there is nothing up there to crack and need repointing in a few years. A re-roof is also the moment to re-lead the chimney and replace fascias, soffits and guttering, because the scaffold is already up and doing it later means paying for access twice.

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

How do I know I need a re-roof rather than repairs?
It depends on the battens and felt, not the tiles you can see. We photograph what is underneath and give you an honest answer, including when the honest answer is that repairs will do for years yet.
What if the rafters turn out to be rotten?
Then they get replaced, and we tell you as soon as we can see it rather than at the end. We have rebuilt a cottage roof on new rafters for exactly that reason, and the job is on our work pages.
Tile or slate on a Newark property?
