When the cavity really is the problem
Fill that has slumped, or been blown into a wall too exposed for it, can bridge the gap and walk water from the outer leaf to the inner one. On a wind-facing elevation with a long fetch across open country, that happens more than it should. The pattern is damp that follows the weather side and worsens after driving rain, with cold spots and mould in the corners of the same rooms.
The extraction
Holes drilled through the mortar joints of the outer leaf, the old fill drawn out under vacuum, the cavity checked, the holes made good in matching mortar. Methodical and dusty rather than clever.
Where the water is really coming from
More often than not it is above the wall rather than in it. A split gutter soaking one strip of masonry every time it rains, a cracked downpipe, pointing gone on an exposed gable, lead that has let go at a roof abutment. One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

How do I know if my house has cavity walls at all?
A lot of older Rutland property is solid wall with no cavity. We establish that first, because if there is no cavity then cavity insulation is not your problem and nobody should be quoting to extract it.
How can I tell the insulation is causing the damp?
From inside you often cannot. Damp following the weather side and worsening after driving rain is the classic pattern, but we check gutters, pointing and roof details too, because they cause identical symptoms and cost far less to fix.
Will drilling mark old stonework?
Not if it goes through the mortar joints and is made good in matching mortar. On a lime-mortared ironstone wall, matching properly matters, and grey cement patches are exactly what we avoid.
Should the cavity be refilled afterwards?
Not automatically, and not into a wall that has just proved too exposed for it. We will talk through what is sensible rather than assume it has to go back.
