Roof inspections in Oakham

An honest look at what your roof is doing, photographed on the roof and written down plainly.

  • Oakham, Rutland

Rutland is the smallest county in England, which has one practical consequence for this service: nothing here is far from anything else, so an inspection is a short visit rather than an expedition. We inspect roofs across Oakham, Uppingham and every village in LE15.

Who actually books them

Three groups, mostly. People halfway through buying, whose survey has said something vague about the roof. Owners of let and holiday properties, who need to know what is coming before a tenant or a guest finds out first. And people who have simply owned an older house for years, have never seen its roof, and would rather know than wonder.

What gets checked

The covering, for slips, cracks and old repairs that were never right. Ridge and verges, which on exposed ground are usually the first thing to go. Every lead detail: soakers, step flashing, apron, back gutter, valleys and abutments. The eaves, where felt perishes out of sight. Gutters, downpipes and outlets. Any flat roof on an extension, dormer or outbuilding.

Property nobody lives in full time

A roof over a holiday cottage or a barn used twice a month gets no early warning system. Nobody is there in February to notice a damp patch appearing, so the first sign is often a ceiling down. On those buildings an inspection every couple of years earns its money by turning an unknown into a date in a diary.

What you get, including where we stop

Photographs taken on the roof, and a plain written summary separating what is sound, what wants watching and what needs doing. Where something falls outside our trade, such as heritage stone slate work, the report says so and says who should look. If the roof is fine, that is what it says. Ring 01406 704369. No obligation and no upselling.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Roof Inspections in Oakham: common questions

My survey says a roofer should look. Is this that?

Yes, and it is one of the commonest reasons people ring. We look at the specific thing flagged, photograph it, and tell you what it means in money and in urgency.

Will the report tell me if a job is not one for you?

Yes, in writing. On a stone slate roof particularly, part of the value is being told plainly which work is ordinary roofing and which wants a heritage craftsman.

Is it worth inspecting a roof that looks fine?

On an older building in exposed country, often yes. Verges, ridge fixings, lead and eaves felt all fail well before anything is visible from the ground.

Will you find work whether or not it needs doing?

No. Plenty of inspections end with the roof being sound, and we would rather tell you that and be the people you ring in five or ten years.
