What gets checked

The covering, for slips, cracks and old repairs that were never right. Ridge and verges, which on exposed ground are usually the first thing to go. Every lead detail: soakers, step flashing, apron, back gutter, valleys and abutments. The eaves, where felt perishes out of sight. Gutters, downpipes and outlets. Any flat roof on an extension, dormer or outbuilding.

Property nobody lives in full time

A roof over a holiday cottage or a barn used twice a month gets no early warning system. Nobody is there in February to notice a damp patch appearing, so the first sign is often a ceiling down. On those buildings an inspection every couple of years earns its money by turning an unknown into a date in a diary.
