Roof repairs in Scunthorpe

Concrete tile, ridge and flashing repairs on estate roofs of a certain age, photographed as we go and quoted free in writing.

  • Scunthorpe, Lincolnshire

Scunthorpe was built quickly and largely at once, and its roofs are wearing out on the same timetable. Most of what we are called to here is a roof from the 1950s to the 1970s doing exactly what roofs of that age do.

What ageing concrete tile looks like

Concrete interlocking tiles do not fail suddenly. The surface goes first, shedding grit into the gutters, then the tile absorbs water, gains weight and loses its profile so it no longer sheds properly. By the time they are cracking when someone walks on them, they are brittle throughout. The mortar on the ridge and verges is usually the same age and going at the same rate, and so are the fascias, soffits and gutters. That is why the honest answer here is often about the whole roof rather than the one tile you can see.

What we put right

  • Cracked and porous tiles replaced or matched
  • Ridge and verge re-bedded, or fixed mechanically as a dry system
  • Flashing renewed at stacks and abutments
  • Leaks traced to the source rather than treated at the stain
  • Gutters cleared of the grit these roofs shed

Told straight whether it is worth repairing

If your roof has years left we will repair it and say so. If it is at the point where every repair breaks two more tiles, we will tell you that as well, because paying for that three times over is worse value than knowing now. You see photographs either way, and the quote is free and in writing.

What people say

In their words, not ours

One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Roof Repairs in Scunthorpe: common questions

There is grit in my gutters every year. Is that a problem?

It is the surface coming off the tiles, which is the first stage of concrete tile ageing. It is not urgent on its own, but it tells you roughly where the roof is in its life and it is worth having looked at.

Half the street has had new roofs. Does that mean mine is due?

Not necessarily this year. Houses built together age together, but exposure, past repairs and orientation all change the timing. The free look answers it for your roof rather than your street.

Can you still get tiles to match mine?

Often yes, and where the exact tile is discontinued we look for a reclaimed match. On a brittle roof we will also tell you if matching is worth doing or whether the money is better spent elsewhere.

What does a repair cost?

We do not price a roof we have not seen. The visit, the photographs and the written quote are free and there is no obligation attached to them.
