In short
Checkatrade's guide, updated December 2025, puts replacing fascias and soffits at about £150 per linear metre, new guttering at around £45 per metre, and the whole roofline on a small semi at an average of £2,750 including labour and waste. Scaffolding can be as much as a third of the total, so the length of your roofline and how many sides need a scaffold set the price more than the boards do.

The figures, and whose they are
Roofline work is priced by the metre, and the national guide is a reasonable place to start. Checkatrade's fascia and soffit guide gives these ranges:

Those are averages across the country. Ours come from measuring your roofline, and the quote is fixed once we have.
What decides your price
- Metres of roofline. A detached house in Grantham with fascias on four sides and two gables is a different job from a mid-terrace in Boston with a front and a back.
- Scaffold. Checkatrade says as much as a third of a roofline bill is scaffolding. Bungalows are the exception: we can often work from towers and ladders, which is why a bungalow roofline in Holbeach is cheaper per metre than a two-storey one.
- What is behind the board. Rotten fascia usually means the rafter feet and the felt at the eaves have been wet too. Checkatrade prices replacement tiles and waste at the eaves separately, at £37 to £75 per metre, and so do we.
- Ventilation. New soffits are the cheapest point to add roof ventilation, and on a loft that shows condensation on the underlay we recommend it.
Capping or replacing
Capping means screwing a uPVC board over the old timber, and Checkatrade puts it at about £85 a metre against £150 for replacement. It is only worth doing when the timber underneath is sound and dry. Capping a soft fascia seals the rot in with the gutter still hanging off it, and in our experience it comes back as a bigger job within a few years. If we can push a screwdriver into the board, we will tell you to replace it.
Doing it with a re-roof
If the roof is being stripped anyway, the roofline is the cheapest it will ever be: the scaffold is already up and the eaves tiles are already off. We quote them together as one line so you can see what the roofline adds.
