Spray foam removal in Long Sutton
Spray foam stripped from rafters, felt and timbers by hand, with the cleared roof structure photographed and every price in writing first.
Spray foam in the loft has a way of staying invisible until the day a house goes on the market. A buyer's surveyor lifts the hatch, sees foam on the underside of the roof, and the sale slows right down: many UK mortgage lenders will not lend on a home with spray foam in the roof until it has been removed. If that news has just landed on a sale in Long Sutton, you are not the only one, and it is fixable.
Why surveyors flag it
Foam sprayed to the underside of a roof coats the rafters, the felt and the timbers, so nobody can see what condition any of them are in. It can also stop the roof breathing, holding moisture against timber that wants to stay dry. A surveyor cannot pass what a surveyor cannot see, which is why the advice so often comes back the same: take it out, then we will look again.
What removal actually involves
The foam comes off by hand. We strip it from the rafters, the felt and the timbers, working through the loft until the roof structure is clear, then we check the timbers underneath for damp or rot, because the only honest answer about what the foam was hiding comes once it is off. Everything is photographed as we go, so you, your buyer or your lender can look at the roof structure plainly rather than take anybody's word for it.
Period properties changing hands
Foam was sold hard as a quick loft fix through the 2000s and 2010s, and the houses that had it done are now coming to market. Around Long Sutton that often means an older cottage, and on a period property the roof timbers are the part of the house a survey cares about most. A loft the surveyor can actually see is worth a great deal at exactly the moment you are trying to sell or remortgage.
Plain process, price in writing
You ring 01406 704369 or send the form, and we call you back. We come out to Long Sutton, get up in the loft, photograph what is there and explain in plain words what removing it involves. The price arrives in writing, the price quoted is the price paid, the work is guaranteed for five or ten years depending on the work, and we carry public liability and employer's liability insurance on every job. If the sale is waiting on the loft, say so when you ring, and we will plan the visit around that.

What people say
In their words, not ours
One of the problems of finding a roofer when you are an older person is the thought of being scammed, especially given the increasing numbers of rogue traders together with the high costs at stake especially if the work is poor or non existent. We trawled a lot of roofers and found varying prices and limited experience and ‘one man bands’ offering little or no guarantees for their work. We came across Fred’s newly formed EverCrest Property Care Ltd Company and were initially concerned at the limited 3 months or so that they had been trading for, albeit that Fred had been a Sole Trader for some 6 years. So we undertook a ‘due diligence’ on the company and found they had worked on a limited number of roofing projects in the start up time. However having had a number of positive conversations with Fred we decided to give his company a chance having had a very good response and price to our required specification that formed the basis of our Building Control Application through Boston Borough Council. They say you can only make a first impression once and EverCrest Property Care Ltd certainly made an excellent impression indeed, in fact the work they undertook was first class and our Building Control Inspector was equally impressed with the standard of works they carried out. Our project involved replacing a main roof on a detached property and likewise on a kitchen extension. Work commenced on a Friday with the scaffolding being erected along with the delivery of two skips. On the Monday morning around 8:30am a team of 7 arrived on site and by 10am both roofs had been stripped and the Building Inspector was called early to check out the structure prior to the roofers installing the new insulation, membrane and battening in readiness for the new soffits, guttering and tiles being installed from Tuesday onwards. By Thursday the project had been completed and the Building Inspector returned first thing Friday morning and signed off the work having been impressed with the finished work. On the basis of the above experience we would have no hesitation in recommending EverCrest Property Care Ltd as a suitable and very experienced roofing contractor and would be happy to give any references to their standard of works.

Amazing roof repair everything finished to a high standard, good communication and reasonable priced would definetly recommend.

Spray Foam Removal in Long Sutton: common questions
Can we sell our house in Long Sutton with spray foam in the loft?
Selling is harder with it there: many UK mortgage lenders will not lend on a home with spray foam in the roof until it is removed, which can shrink your buyers to cash only. Removing the foam gives the surveyor a roof structure they can actually see, and photographs to go with it.
How much does spray foam removal cost in Long Sutton?
It turns on the size of the loft, the type of foam and how thickly it was sprayed, so we will not put a number on it unseen. The visit costs nothing, the quote comes in writing, and the price quoted is the price paid.
What if there is damage under the foam in our Long Sutton loft?
Nobody can know until the foam is off, which is exactly why surveyors distrust it. As we strip it back we check the timbers for damp or rot and photograph what we find, sound or not, so you get the truth of the roof either way.
What can we show a mortgage lender after removal in Long Sutton?
Photographs of the loft as we found it and of the cleared roof structure when we are done, with the quote and the completed work in writing. What a lender decides is up to them, but they will be deciding about a roof that can finally be seen.
