Why won't mortgage lenders accept spray foam?

Lenders including Nationwide, Halifax, Barclays and most others either refuse or heavily restrict mortgages on properties with sprayed foam under the roof. It hides timber defects from surveyors, blocks ventilation, and traps moisture, all of which threaten the long-term integrity of the roof.

How much does spray foam removal cost?

Most domestic spray foam removals fall between £2,500 and £6,500 depending on roof size, foam type (closed-cell is harder to remove), and whether timbers, felt and battens need replacing. We provide a free fixed-price quote after a site survey.

How long does removal take?

A typical 3-bed semi takes 2–4 days for the foam strip, plus additional time if felt, battens or insulation are being reinstated. We'll give you a clear schedule before starting.

Will my roof timbers be damaged underneath?

Sometimes. Trapped moisture can cause rot, especially with closed-cell foam. We inspect every rafter once exposed and provide photos. Any rotten timbers are replaced or treated and quoted before work proceeds.

Will I get paperwork for my mortgage lender?

Yes. We provide a written removal report, before/after photographs, and details of any timber repairs and reinstated insulation, exactly what surveyors and lenders ask for.

Do I need to move out during the work?

No. The work is contained within the loft space. There is some dust and noise but the rest of the property remains usable throughout.
