How much does a new roof on an extension cost?
A new pitched roof on a typical single-storey rear extension usually costs £3,500–£7,000 depending on size, tile choice and complexity. New roofs on larger two-storey extensions or full self-builds are quoted individually after a site visit.
Can you match the new roof to my existing tiles?
Yes, wherever possible we match tile profile, colour and weathered tone so the new roof blends in. For older properties we source reclaimed tiles or use the closest modern equivalent.
Do you work from architect's drawings?
Absolutely. We're happy to price from architect's plans and structural calculations, and to liaise with your design team and Building Control inspector throughout the project.
What insulation do you install with a new roof?
We follow current Building Regulations Part L. Most new roofs use a combination of rigid PIR boards between and over rafters for warm-roof construction, or mineral wool at ceiling level for cold-roof designs, we'll specify what's right for your build.
How quickly can you start a new roof installation?
Lead times for new-build and extension roofs are typically 3–6 weeks once the structure is ready and scaffolding is in place. We'll give you a firm date once we've surveyed the site.
